The Planning & Zoning Division handles review of all land use projects within the City of Prescott. We do so by following the Land Development Code as well as the City’s adopted General Plan. We also provide staff support to Planning & Zoning Commission, Board of Adjustment & Prescott Preservation Commission.

The General Plan is the public document that guides future land use decisions. Zoning, re-zoning and new developments must be consistent with, and conform to, the City’s adopted General Plan.
Zoning Information
Prescott has a comprehensive Land Development Code that prescribes permissible and restricted land uses for all properties. It also defines design, dimensional, density and parking standards in order to regulate development.

Project Submittal Information
Project Submittal Checklists:
Refer to City of Prescott Land Development Code Section 9.7 Comprehensive Sign Plans for full requirements and process.
- Meeting with Community Planner.
- Narrative describing the request and reasons for the requested signage.
- Agent Authorization, if applicant is not owner.
- Proposed Comprehensive Sign Plan, including: color renderings, dimensions, locations (on site plan).
- The original Comprehensive Sign Plan, if this is an amendment.

- Written narrative describing the proposed use, compatibility with the surrounding area, impacts on emergency services, access to the property, parking, hours of operation, and any health and safety issues (such as noise or hazardous materials).
- Agent Authorization, if applicant is not owner.
- Scaled Site Plan, with building footprint(s), dimensions, setbacks, and parking. Building Elevations are encouraged to be submitted with the site plan, if applicable.
- Pre-Application Conference; contact Planning Division on applicability.

- Written narrative describing conformance with approved Preliminary Plat; identify if there are any changes from Preliminary Plat.
- Approved Preliminary Plat, including City of Prescott project number.
- Proposed Final Plat.
- Civil Plans submitted separately for review.
- If Applicable, any deed restriction and/or CC & Rs to be imposed upon the Final Plat.
- If applicable, mitigation plan as required by Archaeological Survey.
- Pre-Application Conference Letter.
- Agent Authorization, if applicant is not owner.
- The legal description including a map of the property with surveyor’s seal and an electronic copy of the legal description in .pdf format.
- A Site Plan in .pdf format.
- Written narrative describing the compatibility of the proposed amendment with the surrounding area, impacts on emergency services, access to the property, parking, hours of operation, and any health and safety issues (such as noise or hazardous materials).
- Narrative explaining the request and reasons.
- Site Plan in .pdf format, elevations of requested height will be required if a Height Exception is being requested.
- Agent Authorization, if applicant is not property owner.

*The Community Development Department will notify adjacent property owners of this application within 300 feet of the subject property (or a greater distance if deemed necessary by the Community Development Director). The applicant will be billed and required to pay the postage-mailing fees prior to the scheduled Public Hearing.

- Set of plans. Plans must be to scale, include exterior elevations of the building (if applicable), show location on property where TUP will be used, show parking, ingress and egress, provide specifications for proposed work.

- Attach a site plan drawn to scale showing the address of the property, assessor’s parcel number, contour lines at a minimum of 2-foot intervals, unusual property features such as rock outcrops, north arrow, street location, property lines with dimensions, left side, center and right side elevation points and distances of the property, with the mathematical calculations used to complete the slope calculation on questionnaire.
